Casinys is a Melbourne office fit-out and refurbishment contractor built on straight answers
Casinys has been planning, designing and building commercial offices around Melbourne since 2009. We are a team of builders, designers and site managers who got tired of watching good clients get buried under variation claims, so we set up a company that prices properly up front and holds the number through handover.
Started with one site manager and a ute
Liam Whitcroft spent nine years running fit-out projects for larger contractors before going out on his own in 2009. The first job was a 180 sqm office in Richmond for a design agency that had been quoted six different numbers by six different builders. He did it for a fixed price, finished two weeks early and got three referrals out of it before the paint was dry.
That first year was one job at a time. By 2013 we had four site managers, a joinery workshop share in Preston and a book of repeat clients who kept moving offices and taking us with them. The work has grown up since then. The phone number hasn't changed.
Still hands-on
Liam reviews every estimate before it leaves the office. If a number doesn't stack up, he'll tell you rather than roll the dice.
Three things we won't bend on
Every contractor says they're different. Here are the three rules we actually work to, and the ones that have cost us jobs when a client wanted something else.
Price it once, properly
We survey the base building before we quote. It costs us a day up front and saves the client a fight three months later. Provisional sums get labelled as provisional sums, not hidden.
Answer the phone
Every project has one site manager with a mobile number the client keeps for the duration. No call centre, no ticketing system, no email chain five deep before anyone picks up a trowel.
Leave the floor clean
Snag list closed before you move in, site swept down every Friday, bins gone before the next trade arrives. Sounds small until you've walked into a job someone else left half finished.

We've used three fit-out contractors in the last decade. Casinys is the only one where the final invoice matched the contract amount. That's it. That's the whole review.
Liam came out to look at the floor before he'd even quoted. That doesn't sound like much, but every contractor before him just asked for the address and sent a number.
Our whole floor was rebuilt around forty people still working. The only complaint we ever got was that the coffee machine was moved. That's how clean the job was.
